What this tracker is — and isn’t
This page reports published CREB® aggregate figures for the Calgary row/attached townhome segment for Q1 and Q2 2026 (calendar 2026 YTD through June), together with the opening conditions of Q3 as observed at the review date. It is not a completed Q3 report — Q3 covers July, August, and September, and this page will be revised after each subsequent CREB monthly release.
We do not publish individual sold prices. Where a benchmark figure is quoted, it is CREB’s aggregate benchmark — a hedonically-adjusted representative value across the row segment — not the sale price of any specific home.

How to read Q1–Q2 2026
The row/attached segment entered 2026 with softer transaction activity than the prior year while inventory built through the spring. By May, YTD row sales sat at 1,491 (−16% YoY) against an inventory of 970 (+15.45%), and the aggregate benchmark had eased to $422,700 (−5.96%). Days on market pushed to 40 (+27.53%) — the market gave buyers more time and more choice than it did through 2024–2025.
By the June 2026 release, row inventory reached 1,152 units — above longer-term levels for the month — against 338 June sales, producing roughly 3.5 months of supply and a sales/new-listings ratio of about 55%. The 3.5-month supply figure is at the upper end of what CREB has historically described as balanced, indicating the segment softened into buyer-friendly territory relative to the tight conditions of 2023.
Q3 2026 opening conditions
Q3 opens with row inventory above longer-term norms and the aggregate benchmark easing YoY. Absent a supply shock, negotiability on price and terms — inspection, closing date, condition period, deposit structure — is more available to buyers now than at any point in the prior 24 months.
For luxury townhome buyers specifically, the segment-wide benchmark is a market-wide signal, not a substitute for community-level analysis. Inner south-west (Altadore, Killarney) and west (Aspen Woods, West Springs) sub-markets can move against the segment trend depending on new-build absorption.
